What this calculator estimates

Estimate a hard-money loan amount, cash required, interest-only payment, points and total financing cost for a property project. It is designed for fast planning and comparison in the United States. The output is an estimate, not a binding quote, approval, tax determination, insurance offer or professional recommendation.

How to use it

Enter the requested values using a single consistent time period and currency. Select Calculate, review the headline result and supporting figures, then change one assumption at a time to compare another scenario.

How the calculation works

The estimated loan equals total purchase and rehab cost multiplied by the entered financing percentage. Interest is modeled as interest-only, with points charged on the initial loan amount.

Important limitations

Hard-money underwriting often uses purchase-price LTV, after-repair value, draw schedules and reserves rather than one simple percentage. Appraisal, inspection, legal and extension fees are not included.
